CLEARWATER BEACH — A proposed 144-room hotel at 10 and 18 Bay Esplanade has cleared a major development hurdle after the Clearwater City Council approved a development agreement for the project.

WHY IT MATTERS
Finding room for new development on Clearwater Beach isn't easy. The barrier island is heavily developed, land values are high, and new hospitality projects must navigate density, parking and Clearwater's Beach by Design framework.
Clearwater City Council approved the allocation of 91 additional hotel rooms from the city's Hotel Density Reserve, allowing the project to reach its proposed 144-room count.
The proposal illustrates a larger trend worth watching: rather than expanding Clearwater Beach's footprint, developers are increasingly looking for opportunities to redevelop and intensify existing hospitality sites.

CARILLON OFFICE COMPLEX CHANGES HANDS

ST. PETERSBURG — The two-building Castille at Carillon office complex at 400 and 450 Carillon Parkway has changed hands, according to Foundry Commercial, which represented the transaction.
The Class A property totals 104,897 square feet and was approximately 93% leased to 21 tenants at the time of sale. The complex also includes a two-level parking garage with more than 400 spaces.
